The new development is set to include 140 residential units, out of which 22 units are designated for very low-income and moderate-income households. The proposed structure will reach an approximate height of 86 feet. Planned amenities for the project consist of a rooftop deck that will feature a bar, pool, and lounge, as well as three levels of subterranean parking.

Initial proposals for the development were for a five-story building with 105 residential units. This design was approved in June 2023. However, modifications were made in response to changes in California’s State Density Bonus Law, which allows developers to increase the number of units if affordable housing is included in the plan. This law aims to encourage the construction of affordable housing throughout the state.

Approval Process

The updated design for the mixed-use building received approval from the Beverly Hills Planning Commission on March 13, 2023, by a narrow 3-2 vote. Subsequently, the Beverly Hills City Council reviewed and approved the project in a 4-1 vote on July 1, 2023. With the Architectural and Design Review Commission’s approval, all city approvals are now complete. The only remaining step for the project to advance is obtaining building permits, which are currently under review.

Design Features

The commission’s focus during the design review included evaluating the aesthetic qualities of building façade elements, such as signs, walls, fences, and landscaping. The architectural design of the new building embraces a modern style, characterized by the use of white marble tiles and white stucco. Aesthetic enhancements also involve recessed sections at the building’s center and private balconies.

Rooftop and common balcony landscaping will utilize drought-tolerant flowering plants and trees. To ensure privacy, a 20-foot hedge will be planted along the rear property line, which overlooks Le Doux Road. Commissioners have expressed positive sentiments regarding the structure’s aesthetics and highlighted the necessity for additional housing in Beverly Hills.

While the project has received all the necessary city approvals, the timeline for construction remains uncertain. The commencement of building activities will depend on the developer’s decision based on various economic factors. As of now, construction dates have not been established, leaving the community awaiting further updates on this significant development aimed at increasing housing availability in Beverly Hills.
