Neighborhoods and Subdivisions

Looking for a nice neighborhood in Beverly Hills, California?

Beverly Hills is a vibrant community with a diverse population, stunning architecture, and palm-lined streets. Stay for the great dining and luxury shopping, and leave with a better appreciation of the fascinating neighborhoods and communities that make up Beverly Hills’ throbbing heart.

The Flats

The Flats, a distinctive Beverly Hills residential enclave, exemplifies the California style. Thanks to urban planner Wilbur David Cook, who designed the master plan for the city of Beverly Hills and was influenced by the Olmstead Brothers, sons of famed landscape architect Frederick Law Olmstead, the broad, tree-lined roadways reach up to 70 feet across. Santa Monica Boulevard, Sunset Boulevard, Doheny Road, and Wilshire Boulevard comprise the area’s boundaries.

As the name implies, these flatlands are great for local walkers and runners, as well as people who like to take their dogs for a stroll in the fresh evening air. Many restaurants are within walking distance, including the legendary Polo Lounge at the Beverly Hills Hotel, where you can enjoy cocktails beneath the stars—and among the stars.

When they visit the hillside hamlet of Trousdale Estates, fans of mid-century modernist architecture will be transported back to the days of 8-track recordings. The residential neighborhood lies immediately north and east of Greystone Mansion and Gardens, the area’s most famous structure, which is also on the National Register of Historic Places.

Trousdale Estates, named after Paul Trousdale, who bought the property in the 1960s and subdivided it into 535 lots, advertised “A life above it all” in print ads. Celebrities and socialites commissioned the best twentieth-century architectural icons and interior designers of the day, including Harold W. Levitt, A. Quincy Jones, Wallace Neff, Richard Neutra, Paul Williams, and Lloyd Wright, to build an airy home in the new hillside development with unobstructed views of Beverly Hills and greater Los Angeles.

Hollywood A-Listers, many of whom proudly call Trousdale Estates home, naturally continue to be in great demand for these exclusive properties.

South of Wilshire and South Beverly Drive

Grand mansions give way to single and multi-family houses, as well as top-notch stores and cafés, in the neighborhood immediately south of Wilshire Boulevard. There are a lot of outstanding eateries and bakeries on South Beverly Drive. Before strolling the shady lanes of this area, stop into Urth Caffé for a fantastic pick-me-up coffee. Head to the magnificent 11-acre Roxbury Park, which is outside of the tourist area and offers recreational activities and community programs for locals, for a genuine “slice of life” view of Beverly Hills. Later, unwind at the Honor Bar with pre-dinner specialty drinks. If you can, make a reservation for a table at Maude, a popular restaurant, well in advance. Curtis Stone, a celebrity chef, has created an innovative prix-fixe dinner menu based on his travels.

The Golden Triangle in Beverly Hills is formed by three important roads: South Santa Monica Boulevard to the northwest, Wilshire Boulevard to the south, and Caon Drive to the east. Rodeo Drive, the neighborhood’s center point, is practically synonymous with Beverly Hills. The world-famous retail district is a natural lure for first-time tourists. Between shopping at Tom Ford, Fendi, Valentino, and Cartier flagship stores, take a moment to appreciate Galerie Michael. This lovely art gallery specializes in European paintings, drawings, and prints from the 17th century to the present, and has works by some of history’s most famous painters, including Rembrandt van Rijn, Henri Matisse, and Pablo Picasso.

Then head to the triangle’s borders to explore the unique local stores, gourmet restaurants, and open-air cafés on North Beverly Drive and Caon Drive. The greatest brands in luxury retailing, such as Saks Fifth Avenue and Neiman Marcus, are located along the triangle’s southern edge.

Beverly Hills Post Office (BHPO)

The famous 90210 zip code is located in the Beverly Hills Post Office area. It’s a little farther up the hill, beyond Beverly Hills Gateway and west of Trousdale Estates. As you go farther into the Santa Monica mountains, you’ll come across various residential districts, enclaves, and gated communities. The Beverly Hills Post Office is responsible for the remaining subdivisions. This region is not in Beverly Hills, but it is a great place to appreciate the spectacular vistas from the extraordinary estates located on slopes, with smart protection and solitude in the community.

Many high-profile celebrities have bought houses in the area, including Britney Spears, Marilyn Monroe, Marlon Brando, and Eddie Murphy. Non-celebrity individuals live in the area alongside celebrities who desire to live a traditional suburban lifestyle. This area is in a fantastic position, close to all of Beverly Hills’ major thoroughfares. Furthermore, it offers residences at a cheaper price point with the same views as many other famous Beverly Hills property selections. Some homeowners in this region purchase homes with the intention of entirely remodeling or rebuilding them from the ground up to match their desires. Check out all of the properties for sale in Beverly Hills if you’re thinking about moving to BHPO.

Beverly Ridge Estates is a tiny gated neighborhood in BHPO situated just south of Hidden Valley Estates on the west side of Coldwater Canyon. The neighborhood is located east of Beverly Park, on the top of the Santa Monica Mountains, on the other side of Franklin Canyon. This cluster of a dozen residences is concentrated along Beverly Ridge Terrace, the neighborhood’s eponymous private road. The homes in the neighborhood are huge, with an average living space of nearly 10,000 square feet. Swimming pools and vast lawns may be accommodated on the huge lots, which have a significant amount of flat useable surface. All of the villas have panoramic views of the canyons surrounding them and are privately gated for further protection. The largest estate is a 25,000 square foot house on 19 acres that was constructed in 2012 near the community’s southern edge.

Holmby Hills

Holmby Hills borders the Los Angeles Country Club and is just a few streets east of UCLA. The Platinum Triangle is made up of three distinct locations (the other two are Beverly Hills and Bel Air). Despite its urban setting, Holmby Hills is home to enormous estates with houses of 10,000 square feet or more. There are too many filmmakers, A-list performers, and entrepreneurs to name who have lived in Holmby Hills throughout the years.

Holmby Hills, on the other hand, is not just recognized for its prominent residents. In casual discussion among jetsetters, names like Spelling Manor, Playboy Mansion, and Carolwood Estate (formerly owned by Walt Disney) would not seem out of place. Even streets here, such as Mapleton Drive, are well-known across the world, especially among architectural and design enthusiasts.

Beverly Park is a gated enclave in the Beverly Crest neighborhood of Los Angeles, however the zip code for the properties here is 90210. North Beverly Park and South Beverly Park are the two enclaves that make up the neighborhood.

When compared to other affluent neighborhoods in Los Angeles, Beverly Park is relatively young. The area was supposed to be a golf course and country club, but the developers decided against it, and the project ended up becoming estates, which were finished in 1990. The size of homes erected here must be at least 5,000 square feet, according to the HOA guidelines for both plots. The largest homes in this area are in the 40,000 square foot range.

Beverly Park has housed not just some of Los Angeles’ most costly mansions, but also some of the city’s most renowned citizens, since its founding. A-list celebrities such as Sylvester Stallone, Mark Wahlberg, Barry Bonds, and Eddie Murphy live (or have lived) in the neighborhood. Both professional and tabloid press outlets routinely cover real estate listings and transactions in this city.
